Legionella in Commercial Offices
Legionella bacteria is the cause of the potentially fatal Legionnaires’ disease, a severe form of pneumonia, as well as other, less serious fevers. Legionnaires’ can affect anyone who comes into contact with the bacteria.
Legionella is found in low numbers in natural water sources, but when confined to purpose-built water systems, can multiply, unless appropriate measures are taken to control the risks by storing the water at the correct temperature.
The bacteria is usually contracted by inhaling small drops of water that have been suspended in the air. It grows in temperatures between 20–45°C which means cold water must be stored at lower temperatures and hot water at higher temperatures. It can also grow in deposits such as sludge, rust, scale and other organic matter, so it’s important to keep water systems clean at all times.
All commercial offices have water onsite and will therefore need to carry out regular legionella risk assessments, whatever the age of the building or water system. Assessments should be undertaken every two years, and systems monitored on a regular basis.

They also need to either understand, or appoint somebody competent who knows how to identify and assess sources of risk, manage those risks, prevent or control any risks, keep records and carry out any other legal duties they may have.
