What is Asbestos?
Asbestos is a naturally occurring fibre that was widely used in construction until the 90s. The three types of asbestos fibres most commonly used in the UK are:
- blue (crocidolite),
- brown (amosite) and
- white (chrysotile)
Before its dangers were known, asbestos was often used in buildings for insulation, flooring, roofing, and was sprayed on ceilings and walls. Its use is now banned in the UK, but buildings constructed before the year 2000 may still have asbestos in them.
Why do I need a asbestos survey?
Since 1999 it has been illegal to use Asbestos Containing Materials when constructing buildings in the UK. However, that does not mean that there is no longer a risk of asbestos in the country. Many buildings were built using the asbestos which is why surveys are so important.

Does the law apply to domestic properties?
Where there is work being done involves Asbestos Containing Materials then the Control of Asbestos Regulations 2012 will apply. Moreover, owners are not legally responsible for risks to contractors from asbestos, as the owners themselves are not engaged in any work activity normally.
How long does it take for the survey to be completed?
Typically it will take 2-5 days to receive your survey.
Do uRisk undertake asbestos removal?
Asbestos removal in itself poses an increased risk to asbestosis rather than the management of asbestos remaining in place. Therefore uRisk does not provide this service.

How Do Surveys Help Me Meet Asbestos Regulations?

Any man-made structure, commercial building, residential building or house constructed between 1850 and 1999 can still pose a risk to the occupants or workers who live or reside within them and thereby need asbestos surveys. UK Regulations require you to conduct asbestos surveys on buildings constructed within this period. They are required if you are occupying, buying, selling or demolishing such a building. If tenants or people are living inside the building, then asbestos surveys are also performed as a health and safety check. Asbestos surveys will uncover any instance of asbestos exposure.
The job of an asbestos surveyor is to inspect your building and identify potential asbestos-containing materials. The asbestos fibres themselves cannot always be identified directly because they are microscopic, however, an expert asbestos surveyor also is familiar with the types of building materials that might have asbestos in them, such as flooring tiles, roofing materials, window caulks, and so on.
Once the surveyor has located an asbestos-containing material a small sample will be taken of each suspect asbestos register or material which will then be analysed at the laboratory for further in-depth analysis. The laboratory will identify the type or types of asbestos present with sample(s) a bulk certificate of analysis is produced detailing the laboratory results.
What Do I Do If My Site Has Asbestos Containing Materials?
Asbestos is a heat-resistant, chemical-resistant, strength-binding naturally fibrous mineral that was commonly added to manufacture building materials. It was found to be a durable material with fire and heat-resistant properties. That is why it works so well as a fireproofing & insulating material in particular.
Any building constructed between 1850 and 1999 will likely have asbestos-containing materials within the commercial property. However, during the 1970s & 1980s, health experts determined that asbestos was responsible for negatively impacting the health of anyone who is exposed to it.
The greatest exposure to asbestos occurs when asbestos-containing materials are damaged because this action releases fibres into the air which can be readily inhaled and cause severe health consequences.
